Upcoming Cluster in Bintang Maja Lestari Housing Estate
Site area: 6,76 ha
Project year: 2023 -
Project status: Proposed
Bintang Maja Lestari is a housing estate project that aims to provide affordable housing in the rapidly developing district of Maja. The housing estate currently has 2 clusters in construction and is in the process of planning a new one, along with a two-way road that connects Pasir Kecapi (main road) to an adjoining site. As a police headquarters will be built on the site, the 688 m long road is planned in cooperation with the local law enforcement.
The unnamed cluster consists of 5 housing blocks, with a total of 134 housing units. The roads around the cluster is completely separated from the road heading towards the police headquarters, and is partially obscured from view by two rows of trees as an effort to ensure the cluster's privacy.
Security booth & the entrance towards police headquarters
The two-way road separated by a median strip begins a 688 m from Pasir Kecapi (main road) to the site of the police headquarters. The entrance will be equipped with a security booth, designed to have a uniform color palette with the buildings in the police headquarters.
Security booth & the entrance to the cluster
The access to the housing cluster is a two-way road leading directly to the housing units, also with a security booth by the entrance. The 4 m2 security booth will have similar materials and colors to the housing units to signify the cluster's entrance and location.
Housing units on Block B & D
The housing units in this upcoming cluster are two-storey houses with a floor area of 60 m2. The ground floor of each unit will have a living room, family room, dining room, kitchen, and bathroom, while 2 bedrooms and a bathroom will be built on the first floor.
Sidewalks around the housing units
Establishing a pedestrian-friendly neighborhood is important to provide a safe and comfortable walking journey for all residents. The current plan for the cluster includes a continuous sidewalk surrounding each housing block, connecting neighbor to neighbor. In the future, these sidewalks will expand and connect to public facilities as well, once their development starts taking place.
The road towards the police headquarters will be built ahead of the cluster, as negotiations between the company and the local law enforcement is still in progress. After the road is constructed, further plans for the cluster will continue, including plans for public facilities and infrastructures.
